Newer construction, two-storey homes and property on the water. Different problems from the older parts of the county, and we work here often enough to know them.
Much of Jupiter went up from the mid-1990s onward, and people assume a house that age is too young for plumbing trouble. The jobs we run here say otherwise — a great deal of what fails in a home runs on a fifteen to twenty-five year clock, and those homes are on it.
Water heaters last eight to twelve years and then let go from the base, releasing the tank and continuing to refill until someone shuts the supply.
Appliance supply hoses — washing machine, dishwasher, refrigerator ice maker — are the most common single cause of residential water loss and among the cheapest to prevent.
Plastic supply fittings installed in that era can become brittle with age and temperature cycling, and they tend to fail at connections rather than mid-run.
Multiple AC zones mean multiple air handlers, each with its own drain pan and condensate line. A larger two-storey house often has two or three systems, which is two or three times the opportunity for a condensate failure. AC leak water damage →
Put plumbing above living space and the shape of a loss changes completely. Two-storey homes do exactly that.
A washing machine hose bursting in a ground-floor utility room wets the floor. The same hose upstairs sends water through the floor assembly into the ceiling below, along the joists, down inside the wall cavities, then out across the ground floor — often surfacing in rooms nowhere near the laundry. One failure, two storeys, three or four rooms.
The same applies to upstairs bathrooms over a kitchen or living room, and to second-floor air handlers in a closet above finished space.
What that means practically: the wet zone extends well past what's visible, the ceiling below needs checking whether or not it has stained yet, and the floor assembly between storeys has to be dried from above and below. A lot of Jupiter sits on the Loxahatchee, on canals, or close enough to both that groundwater is a factor.
Ground level is the exposure. In a high-rise the water arrives from above. In a single-storey waterfront home it arrives at the floor. Tidal cycles, king tides and heavy rainfall combining with high water in the canal system can put water at or over a threshold without any storm arriving.
Seawalls and drainage matter more here. A failing seawall, a blocked yard drain, or ground that has settled toward the house over twenty years — any of them decides whether a high tide stays outside.
Docks, boat lifts and outbuildings add structures that flood before the house does and get overlooked afterwards.
Salt intrusion is a slower problem. Homes on brackish water see accelerated corrosion of exterior fixtures and equipment, which shortens the service life of anything metal that lives outdoors.

Jupiter's elevation and flood designation vary sharply over short distances. Two houses a few streets apart can sit in completely different zones, with different insurance requirements and very different exposure. Three things worth knowing before you need them:
FEMA publishes flood maps, and the town can tell you where your property sits. Assumptions based on what a neighbour pays are unreliable.
Your homeowners cover won't extend to it, and a new flood policy generally sits idle for about a month before it takes effect. Buying one with a system already on the forecast achieves nothing.

Usually worse than it looks. Water in a floor assembly spreads along joists and down wall cavities before it stains anything, so the affected area is larger than the visible mark almost every time. It needs mapping with meters before anyone decides what to open up.
Elevation and zone decide it, and both vary considerably across Jupiter. Check your FEMA designation rather than assuming. Ground-level waterfront property also faces tidal and rainfall flooding independent of any named storm.
