When You Don't Need a Mold Test

Most companies in this business won't open with this, so we will.

If there's visible growth on a wall and you know the toilet supply line failed last month, testing usually adds several hundred dollars and changes nothing. You know there's mold and you know why, and the remediation scope is set by what's wet and what's contaminated — not by a spore count. Paying to confirm what you can already see is money better spent on the work.

Testing genuinely earns its cost in five situations:

  • Symptoms with no visible source — someone in the house is reacting to something and you can't find it.
  • A musty smell you can't locate — odour without visible growth usually means it's inside a wall, a cavity or the ductwork.
  • Buying or selling a property — you need documentation, not an opinion.
  • A dispute — landlord, tenant, condo association, insurer or seller — you need a third-party report with a lab behind it.
  • Clearance after remediation — verification that the work achieved what it was supposed to.

Visual Inspection & Moisture Mapping

The largest part of the job, and the part that finds most problems. We work through the property with moisture meters, non-penetrating for scanning and penetrating where we need a reading inside material, mapping where moisture is high. Mold follows water, so finding the water usually finds the mold.

Thermal Imaging

An infrared camera doesn't see mold or moisture. It sees temperature difference, and evaporating water makes surfaces cooler. Used properly it's excellent for narrowing where to put a meter. Used as proof on its own it produces false positives constantly, which is why we confirm every thermal finding with an actual reading.

Air Sampling

Spore traps draw a measured volume of air through a slide that goes to an accredited lab. We take samples in the affected areas — and always an outdoor control sample, which matters more than most people realise.

Surface & Tape Lift Sampling

A lift taken directly from suspect growth identifies what's actually there rather than what's floating past. Useful when you need to distinguish staining from active growth.

How To Read Your Lab Report

This is where most homeowners are handed a page of numbers and no explanation, so here's how the interpretation works.

Air sample results come back as spore counts per cubic metre of air, broken down by type. The raw number on its own tells you almost nothing. Spores are outdoors in enormous quantities and come inside every time a door opens, so a count that looks alarming in isolation may be perfectly normal for a Tuesday in August in Palm Beach County.

What makes the result interpretable is the comparison. Your indoor sample is read against the outdoor control taken the same day, at the same location, in the same conditions. Broadly:

  • Indoor counts similar to or lower than outdoor, with a similar mix of types — normal, no indoor source.
  • Indoor counts substantially higher than outdoor — something is growing inside.
  • Types present indoors that barely appear outdoors — the strongest indicator of an indoor source, regardless of the totals.

That last point is the one worth understanding. Some spore types are simply everywhere outdoors and their presence indoors means little. Others are associated with materials that have been wet for a sustained period, and finding those indoors in quantity points at a genuine problem even when the overall count looks unremarkable.

A report with no outdoor control sample is close to uninterpretable. If you've been given one, that's a fair question to put to whoever took it.

Palm Beach County property changes hands constantly, and mold is one of the more contentious things that surfaces during an inspection period.

If you're buying, a mold assessment during your inspection window gives you documentation to negotiate with — a lab report and a moisture map carry weight that a general home inspector's note about staining does not. If you're selling, having an assessment in hand before listing lets you deal with a problem on your terms instead of during a renegotiation with a buyer's leverage.

Older properties near the coast and along the Intracoastal deserve particular attention, as does any unit where a previous leak was repaired cosmetically. Fresh paint on one section of ceiling is worth a moisture reading.
