02 / Water Categories

Not All Water Is the Same

Every estimate you'll ever receive hinges on this, so give it two minutes.

We sort water by how contaminated it is. That category decides what dries and stays, what has to go, how we handle the site, and a good chunk of what you'll pay.

Category 1 — Clean Water

From a supply line, a water heater, a tank fill line. Caught early, the majority of affected materials dry where they are. This is the cheapest and best-outcome scenario, and it is also the one most sensitive to delay: clean water left sitting degrades into a worse category as it picks up contaminants from the materials it soaks.

Category 2 — Grey Water

Discharge from appliances, washing machines, dishwashers. Some contamination present. Salvage decisions get more selective, and porous materials are more likely to come out.

Category 3 — Black Water

Sewage, floodwater, anything from beyond a toilet trap, and any water that has sat long enough to become grossly contaminated. Porous materials that absorbed it are removed. The work is done under containment with protective equipment.

Category isn't fixed at the moment of loss

A point that surprises people: clean water sitting in a warm Florida house for three days is no longer clean water. The classification can move against you while you wait for a callback, and it is one of the practical reasons speed changes cost.

03 / Class of Damage

How Wet, and How Hard To Dry

Alongside category, we grade jobs by class: how much material got wet, and how hard that material will fight to give the moisture back.

A small area that barely absorbed anything dries fast. A whole floor where water hit carpet, pad, drywall and cabinets takes far more equipment and time. At the difficult end sit materials that hold water stubbornly: hardwood, plaster, concrete slab, and anything inside a sealed cavity.

This is why two losses that look similar can carry very different timelines. A hundred square feet of tile over slab and a hundred square feet of carpeted bedroom are not the same job, and any contractor quoting purely by square footage is guessing.

04 / Who To Call

Who You Actually Need To Call

This confuses nearly everyone, so here it is plainly.

A restoration company — us — deals with the water and everything it damaged. Extraction, drying, removing what can't be saved, mold remediation, and repairs afterwards.

A plumber fixes the pipe, the drain or the fixture that failed. We do not.

A roofer repairs or replaces the roof. We tarp to stop further intrusion, then handle the attic and everything below it.

An HVAC contractor repairs the air conditioning system. We deal with the water a failing one released.

A licensed asbestos abatement contractor handles positive material in older textured ceilings, which is why testing comes before demolition on any pre-1980s ceiling.

On most jobs two trades are involved, and the order matters — the source has to be stopped before drying achieves anything. We coordinate scheduling with your other contractors so the work doesn't collide.

Common Questions

What's the difference between mitigation and restoration?

Mitigation is the emergency phase — stopping the damage spreading, extracting water, drying the structure. Restoration is putting things back: drywall, flooring, paint, cabinetry. Insurers usually treat them as separate line items, which is why quoted figures vary so widely.

Do I need to move out during the work?

Usually no. Most jobs are contained to the affected area and the property stays occupied, though drying equipment is noisy and runs continuously. Sewage losses and larger category 3 jobs are the common exceptions.

How soon should I call?

Nothing else within your control matters as much as the first few hours. What could have been saved with airflow on the first day is often demolition by the fourth, and the humidity here speeds every stage of that.

Do you handle the repairs, or just the drying?

Both. Some companies dry and leave you to find a contractor for the rebuild. We carry through to finished repairs, which keeps one party accountable for the result.
