"Mold Removal" Is Slightly Misleading — Here's What Actually Happens
Companies advertise total mold removal. Some promise a mold-free home. Neither is achievable, and anyone claiming otherwise either doesn't understand the science or is counting on you not to.
Spores exist everywhere, indoors and out. You cannot sterilise a building. What proper remediation does is remove contaminated materials and active growth, return spore levels to those of a normal indoor environment, and eliminate the moisture that let it grow.
That last part is what separates real remediation from cosmetic cleanup. Kill the mold, leave the leaking condensate line, and you've bought yourself a few months. That's all.
This is also why painting or bleaching over growth doesn't work. Bleach is mostly water, it doesn't penetrate porous materials like drywall or wood, and what it does reach it may feed as much as kill. Encapsulating paint over a live colony hides it and nothing more.
Florida Licenses This Work — Verify Before You Hire
Florida is one of relatively few states that licenses mold professionals, and the rule is worth understanding before you hire anyone.
Under state law, mold assessment and mold remediation on areas above roughly ten square feet require an active licence from the Department of Business and Professional Regulation. There are two separate licences: an assessor inspects and tests, and a remediator performs the work. Operating without one is a violation, and insurers generally won't process a remediation claim from an unlicensed contractor.

Clearance Testing Should Be Independent
Here's something the industry doesn't advertise: the company that performed the remediation shouldn't be the one certifying its own work.
In Florida the assessor and remediator roles are deliberately separate, and for good reason — a company grading its own homework has an obvious incentive problem. When clearance testing is needed, we arrange an independent licensed assessor to sample and verify. Their report goes to you directly.
It costs us the convenience of self-signing and it's the right way to do it. If another company offers to test its own remediation, ask why.

Mold Remediation Questions
Is black mold more dangerous than other mold?
"Black mold" usually refers to Stachybotrys, but colour doesn't reliably indicate species and species doesn't reliably indicate risk. Plenty of dark growth isn't Stachybotrys, and plenty of harmful growth isn't black. Treat any significant indoor growth as something to remove properly instead of trying to identify it by appearance. If anyone in the home has symptoms, that's a conversation for your doctor rather than a remediation company.
How long does remediation take?
Most residential jobs run two to five days including drying. A single bathroom might be one day; growth through several wall cavities and an attic can take longer. Clearance testing adds a day or two for lab results.
Will my insurance cover mold?
Sometimes, and usually with a cap. Most Florida policies carry a mold sublimit, often around $10,000, and coverage generally depends on whether the underlying water damage was sudden and accidental rather than gradual. Do I need testing before remediation?
